Obsidian has been given the opportunity to connect with it’s community across a much larger space and time via the internet.

How do I pay?

You are always welcome to pay cash for the remaining balance.

What is your cancellation policy?

If you cancel with more than 48 hours before your rental you will not have to pay the remaining balance and your deposit can be transferred to a future stay up to 60 days.

As LA Pup 2020, Orion has been traveling around the globe, and often receives affirmations of our success beyond LA. He is asked, for example, when Obsidian is planning to start chapters in other cities (not for a while, sorry). If you’re bringing in more than three people an ‘extra person charge’ may be applied in addition to the cost of the session.

What if I hurt myself?

You are responsible for your own activities while in the space.

Our standard dungeon cleaning practices have always included cleaning products and techniques commonly used at medical facilities. All details of our bookings are kept completely confidential.

Growing Again

Before Paradise 2020 was even over, it was clear that Obsidian needed to grow more in order to keep up with the demands of the community.

In 2019, Smoky, Josie and Pup Orion successfully pulled off 10 events including three play parties, a special pride party, workshops, month-long intensive class series, and the now annual Kinky Bazaar. There are also smoke and carbon monoxide detectors throughout the location.

We are less than 10 minutes from The Delsea Drive-in Theatre in South Jersey.

How do I get started with my rental request?

Fill out the RENTAL FORM and wait for approval.

How do I confirm my reservation?

Confirmation requirements include signing an online agreement, paying a deposit, and providing IDs of all guests.

Obsidian out grew it’s early on 50 person party space after selling out in April, and then selling out a 100 person kink themed pride party at Ivy Manor. Please do not smoke inside the venue.

Is there an age restriction?

This is strictly for people 18+ years only.

Do you provide professionals such as dominants/submissives for me to play with?

We absolutely can!

Yes, our dungeon is located in the basement so you have a lot of freedom, but we’re also in a residential building so be respectful while enjoying your experience.

How do you manage the cleaning?

Professional cleaning takes place before and after each session to ensure the highest hygiene standards.

We also have a wall-mounted TV screen and wifi throughout the building so if you want to really set the mood, we can set this up to show whatever you like to enhance your experience with us.
